Green Suites Kitzbühel supports local value creation and secures more than 300 local employments

Completed in February 2026, local real estate developer Prime Properties just handed over the first out of overall six luxury apartments in the very heart of Kitzbühel, Austria to its future owners.

Prime Properties acquired the plot of land with an existing construction permit end of 2023. The property, directly located opposite of the entry into the historic town, formerly had a wooden barn in danger of collapsing. The development team made significant changes to the existent plans, including floor plan layouts and facades to allow the future house calmly to integrate itself into the beautiful city center. Over a total of 18 months, 34 construction service providers, including architectural and engineering firms, construction companies, interior fit-out as well as furnishing and decoration providers have realized six truly luxurious apartments ranging from 71 to 235sqm on top of a shared underground garage. Referencing the individual project partners, the development has secured employment for about 304 employees. The design, especially the interiors, crafted by group-internal Philicima Design Studios, promote local craftsmanship and fine materials all in an elevated alpine chic.

Future owners benefit from being in the utmost heart of the “Gamsstadt” – within short walking distance to the skiing resort Kitzbühel Hahnenkamm, the restaurants, cafes, bars, shops and beautiful historic town.

During the initial stages of conceptualizing this development project, Prime Properties set itself ambitious goals in terms of positioning the project not only as truly beautiful residential properties but also in terms of empowering local communities and promoting sustainable construction.

“Besides a lot of project KPIs one central figure that we wanted to optimize in the Green Suites development was the average distance between our construction service partners location and our project site.” says Philipp Magin, Founder of Prime Properties Group. “Typically, construction services such as planning, construction, furnishing and decoration represent the majority of total development cost. Sourcing these services locally, supports local value creation, secures local employment and promotes local entrepreneurship. Besides these positive, empowering effects on local communities, minimizing transport distances is an enormous contributor to a project’s impact on sustainability – the less distance required the less CO2 emission and energy consumption is caused during the construction phase.”

After completion of construction, furnishing and decoration, Prime Properties reports that the average distances of construction services provided in this development are 22 kilometers measured from the project site's address. This calculation is based on cost-weighted distances of construction service providers. Considering the geographical dimensions, this distance is less than towards the boundary of the district of Kitzbühel. With its development project Green Suites, Prime Properties has demonstrated that luxury real estate development does not only have a long-term impact on the region’s prosperity by attracting a clientele with strong buying power. But even before the first unit is handed over, the project generated more than 10.000.000 EUR turnover that on average remained within a radius of 22 kilometers, supporting the region’s local construction companies and craftsmen, their employees and the large number of families relying on the local construction industry.
